To keep it simple, Thermal Imaging is the viewing and recording actual surface temperatures, signatures, and anomalies observed at surfaces such as walls, ceilings, floors, pipes, ducts, etc. It is easier to think of Thermal Imaging as a thermometer with a TV screen attached. The surface temperature is translated into a visual image. Using a high resolution thermal imager (or camera), we can observe and interpret surface temperatures to help determine what is or may be occurring in areas we can’t readily view without destructive evaluations. All objects emit energy in the form of heat. Thermal imaging allows us to ‘see’ this energy and interpret our findings or the anomalies observed. Because everything has a surface temperature, infrared thermal imaging technology allows us to ‘see’ the temperature of those surfaces. The images seen are then interpreted and further investigated. The Commercial Building inspector conducts all inspections based on the following Inspection Standards: National Association of Commercial Building Inspectors (NACBI) Code of Ethics Standards of Practice ASTM E2018 – 08 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process No PCA can wholly eliminate the uncertainty regarding the presence of physical deficiencies and the performance of a subject property’s building systems. Preparation of a PCR in accordance with this guide is intended to reduce, but not eliminate, the uncertainty regarding the potential for component or system failure and to reduce the potential that such component or system may not be initially observed. This guide also recognizes the inherent subjective nature of a consultant’s opinions as to such issues as workmanship, quality of original installation, and estimating the RUL of any given component or system. The guide recognizes a consultant’s suggested remedy may be determined under time constraints, formed without the aid of engineering calculations, testing, exploratory probing, the removal or relocation of materials, design, or other technically exhaustive means. Furthermore, there may be other alternative or more appropriate schemes or methods to remedy a physical deficiency. The consultant’s opinions generally are formed without detailed knowledge from those familiar with the component’s or system’s performance. Commercial Inspection Details – Every Commercial Building will have the same basic items of inspection, which are typically: Roofing Exterior Structure Plumbing Electrical Heating Ventilation Air-Conditioning Interior & Insulation Exits Exit & Emergency Ltg Fire Doors fire Doors Specialty Inspection Areas Insulation Although we specifically do not inspect Fire Alarm systems, we do recommend you use Company that signed last inspection tag, we will report on any visual deficiencies or broken items. During the inspection of Life Safety Equipment we will operate all Emergency Lighting units to ensure they are in operating condition. On larger buildings we will bring in a licensed electrician to inspect main and sub panels. On smaller units we will remove panel board covers to inspect condition of wiring and to also check for copper or aluminum wiring. Some insurance companies will not insure buildings with Aluminum Wiring. The objective of our inspections is to provide our clients a written report describing the issues discovered, from the observations made within the inspection, as well as research conducted by the inspector. These items are deemed by the inspector to be of interest to our client to help in the decision making process to either purchase, lease or identify maintenance issues for a commercial property.
All of our property condition assessments use the baseline property condition assessment process as outlined in the ASTM E-2018 standards. The assessment includes physical deficiencies defined as “the presence of conspicuous defects or material deferred maintenance of a subject property’s material systems, components or equipment observed during the field observer’s walk-through survey. The stands “specifically excludes deficiencies that may be remedied with routine maintenance, miscellaneous minor repairs, normal operating maintenance, etc and excludes minimis conditions that generally do not present material physical deficiencies”. NOTE: The ASTM standards state the following regarding deviations form the standard: “This guide also recognizes that there are varying levels of property condition assessment and due diligence that can be exercised that are both more and less comprehensive that this guide, and that may be appropriate to meet the objective of the user. Users should consider their requirements, the purpose that the PCA is to serve, and their risk tolerance level before selecting the consultant and the level of due diligence to be exercised by the consultant”. This provision allows you to specify deviations that meet your individual needs and building typ. These deviations would be mutually agreed upon and clearly stated in the engagement documents and final report.
