Barrie Home Inspections is a Certified Home Inspector who has completed over 8,000 home inspections.  Roger is a Certified Building Code Official with the Ontario Building Officials Association and also a Certified Master Inspector.  He has been performing residential and commercial inspections for over 18 years.

What is a Home Inspection

A home inspection is a limited, non-invasive examination of the condition of a home, often in connection with the sale of that home. Home inspections are usually conducted by a home inspector who has the training and certifications to perform such inspections. The inspector prepares and delivers to the client a written report of findings. The client then uses the knowledge gained to make informed decisions about their pending real estate purchase. The home inspector describes the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

What is Inspected

Exterior Inspection

During a home inspection the inspector will inspect the roof, grounds, retaining walls, gutters and downspouts,  landscaping and drainage.  All exterior windows and doors, cladding, sidewalks and decks are inspected.

Interior Inspection

All doors and windows are checked for operation and condition of thermal seals.  Kitchen and bathroom cabinets are operated and inspected.  All plumbing fixtures are checked and operated if required.  Floors and stairs checked to ensure they are level.

Inspected Systems

Furnace, humidifiers, filters, hot water heaters, sump pump and main water shut off are all inspected.

Insulation & Vapour Barriers

All exposed insulation and vapour barriers are inspected.  We note the type of insulation in attic and the depth of coverage.

Electrical Systems

Main panel is inspected and cover is removed if any modifications or additions to electrical wiring has been done.  A representative amount of wall outlets are checked in each room and area.  All GFCI outlets are tested and reset.

Plumbing System

 

Alls sinks, drains, baths, toilets and bidets are operated to check water pressure, drain functioning and any problems with venting.

WETT Certified Inspections

The Site Basic ( Level One )  inspection is essentially a visual overview of the readily accessible parts, clearances, chimney heights, stove location with respect to combustible materials and construction to determine if the system meets the CSA Standard B365 (Installation Code for Solid-Fuel-Burning Appliances and Equipment  and the Ontario Building Code (Part 9)

If there are items that do not meet or could be a potential problem, we will explain the identified problem and offer the best and easiest solution.  Ultimately it is up to the homeowner to make repairs and ensures their wood burning appliance complies with all regulations.  All Site Basic WETT inspections are followed up with a detailed inspection report.  Once the identified concerns are corrected or if necessary, repaired by a WETT certified technician, our WETT certified inspector will issue a WETT Certified Inspection Report at no extra charge.
