Types of Inspections
Pre-Purchase Home Inspection
Most experts and seasoned Realtors will recommend you make your home purchase conditional on a professional home inspection. A professional home inspection can reveal many items that the average home buyer would not be aware of. Some items could be; major defect, such as structural failure, leaks or other defects that may cause substantial damage in the near future, items to prevent you from occupying your home due to safety concerns or electrical issues that my require a licenced electrician to repair.
Pre-Listing Home Inspection
A pre-listing home inspection can detect previously unknown problems or potential upgrades that you may wish to address prior to selling your home. Being aware of issues in advanced will also allow for disclosure of problems when selling your home, which can result in a smoother transaction for both parties.

The PDI is mandatory, new home builders can and often do approach the PDI in their own way. Generally speaking, a builder should take you through each room and around the exterior of the home. He or she should demonstrate that all the systems (like heating, plumbing, electrical) are functioning properly. As the homeowner, you should be satisfied that there is nothing missing, incomplete or damaged. Asbestos Testing
Asbestos testing is the only way to determine if your vermiculite insulation contains asbestos. Only under a special microscope can the presence of asbestos be determined. Asbestos was freely used in the construction of residential homes during the 1950s, 60’s and 70s. Asbestos was often used as an insulator because it is heat resistant and has a high tensile strength. It was used in products such as pipe and duct insulation on heating systems, sealers on heating boilers, roofing materials, siding, stucco, plaster, drywall compound, paneling, cement, ceiling tiles, floor tiles, and wall and attic insulation.
All materials that may contain asbestos has to be tested by Certified Laboratory using a special microscope to detemine the presence of asbestos. No one can visually identify asbestos.
