Free Thermal Imaging Included

Thermal Imaging allows us to see defects such as missing insulation, hidden wet areas and hot spots that the average building inspection can miss. We scan every flat roof with a Thermal Imaging camera to find leaks or potential roof leak sights. This is a valuable asset for anyone considering purchasing a Commercial or Industrial property.

Thermal Imaging can also detect moisture intrusion in walls where there maybe no visible sign of damage or leak. Leaking plumbing or HVAC units in ceiling voids are also detected using an infrared camera. Areas of heat loss can also be identified. Detecting heat loss can save energy and stop potential damage from moisture damage.

In floor or radiant ceiling heat is quickly verified with the use of infrared technology.

A Thermal Imaging Inspection is a non-invasive process that uses an infrared camera to measure and record the surface temperature of materials. Although this technology does let you see more than the naked eye, it is not x-ray vision and will not let you see through walls. Instead, infrared cameras capture images that use a colour scale to show temperature differences on surfaces.

Use our Thermal Imaging service to inspect plumbing and building envelope water leakage, insulation and heat loss assessment that could lead to mold, energy inefficiency (missing, damaged, and/or wet insulation, heat loss and air infiltration in walls, ceilings, floors, windows and doors) and electrical problems (Electrical faults before they cause a fire, overloaded and undersized circuits, circuit breakers in need of immediate replacement).

ASTM Property Condition Assessment

All of our property condition inspections use the baseline property condition assessment process as outlined in the ASTM E-2018 Standards and InterNACHI International Standards of Practice for Inspecting Commercial Properties. Inspections are generally more invasive than the PCA Property Condition Assessment Inspection outlined in the ASTM E-2018 Standards and InterNACHI International Standards of Practice for Inspecting Commercial Properties The end result provides you with detailed picture of the age and condition of the major building components and how maintenance has effected its life span. The final report will list deficiencies, repair recommendations, and a detailed report with representative photos when appropriate.
